CDI

Commercial Developments International, Inc. (CDI) was incorporated in 1989 as part of a corporate-wide program by Kajima International, Inc. (the former name of Kajima’s U.S. entity) to streamline operations by establishing separate operating subsidiaries specializing in specific areas of real estate development and related activities. CDI is a wholly owned subsidiary of Kajima U.S.A. Inc.

CDI operates nationally and develops and invests in office buildings, multi-family apartment projects, retail projects, and mixed-use developments. Its primary focus is on office buildings, including design/build and build-to-suit projects. CDI is unique as a developer due to the fact that it has the resources and support of one of the largest construction / architectural / engineering companies in the world as well as that of its sister companies in the United States.

CDI is the beneficiary of over 40 years of operations and more than 3,000 projects developed and built throughout the United States by itself and its predecessor, Kajima International, Inc.

In addition to its traditional development and investment activities, CDI is expanding its activities through specialized commercial development services as well as joint ventures.

Services

At the heart of CDI’s core business is traditional development and investment in commercial properties with emphasis on officebuildings. CDI seeks opportunistic investments focusing on buildings that need repositioning or have additional development rights, as well as core assets. CDI purchases properties in primary and secondary cities throughout the United States in central business districts as well as suburban sub-markets. Although its preferred deal size is $25 million with an upper limit of about $100 million, it will consider transactions outside those parameters. CDI also offers design/build services to companies.

Key Projects

CNBC New Headquarters Building (Englewood Cliffs, NJ)

This CDI design/build project was completed in 2002. It was designed in two phases of 300,000 and 200,000 square feet and contains 17,000 square feet of studio and 40,000 square feet of technical support space. The project was performed on a fast-track schedule and was completed on time and on budget.

 

2100 McKinney Avenue (Dallas, Texas)

CDI acquired this “supercore” trophy building at the end of 2002.

1800 West Loop South (Houston, Texas)

An early acquisition of CDI. This value added property was repositioned over five years, resulting in a substantial gain in value.

55 Wall Street (New York, NY)

CDI acted as asset manager of this landmark property, and was instrumental in its successful sale.
